Electronic Plans must be digitally signed and sealed
Plans examiners at the Miami-Dade County Building and Neighborhood Compliance Department can not approve plans without the appropraite Electronic Signature and Seal. Scanned copies of signed and sealed documents are not sufficient, according to Florida Statutes. There are many differnet acceptable methods for digitally signing and sealing plans. See the Building Department Notice (PDF) for more details.

Elevation Certificate requirement for new construction and substantial additions
Anyone working on a new building construction and / or substantial additions is now required to submit an Tie Beam Elevation Certificate form (PDF) showing floor elevation, adjacent grade elevation and crown of road elevation before proceeding with the Tie Beam Inspection. For more information, contact DERM's Office of Plan Review Services 786-315-2800 or e-mail dermplanreview@miamidade.gov.

Requirements for Water Use Effciency in New Construction
The Board of County Commissioners has adopted Ordinance 08-14 which establishes new requirements for water use efficiency fixtures in new construction and also re-metering in certain occupancies. See more details (PDF).

Building Code Compliance Office hours have changed
The Building Code Compliance Office is now open Monday through Thursday from 7 a.m. to 6 p.m. The Office will be closed on Fridays.

Compliance responsibilities consolidated into new department
The Office of Neighborhood Compliance has merged with the Building Department. The new Building and Neighborhood Compliance Department (BNC) is now a "one stop shop of permitting and code enforcement services" related to buildings and neighborhood regulations, is located at 11805 SW 26 Street.

Collection of Reinspection Fees
All outstanding additional inspection fees are now required to be paid prior to requesting an inspection. This change is being made in order for Miami-Dade County to collect fees due at the time that servcies are rendered. For convenience to customers, these fees can be paid in person or online via the Building Department website. See Building Department Notice (PDF) for more details

Municipal permit process for plans review
Plan reviews that will require Fire Rescue Department and / or Environmental Resource Management review must submit two sets of plans and a municipal intake application to the Permit Records Section at the Permitting and Inspection Center. Read the Notice to Appplicants for more details.

Plans Processing System for Roofing Contractors
Expedite your plans by submitting a CD-ROM that contains the documents required for a Miami-Dade County Building Department roof permit. The Concurrent Plan Processing System (CPP) will allow permits to be reviewed electronically by multiple reviewers and departments.

Requirements for A-Team Permit Applicants
All A-Team plans are now being processed through the Concurrent Plans Processing System (CPP). This will expedite the permitting process, as documents will be sent electronically to multiple departments for review. Applicants must follow the Concurrent Plans Processing (CPP) Guidelines for E-Plan Processing (PDF) when preparing documents for submittal on CD.
