Lot coverage is the percentage of the overall area of the site that the building occupies (building area under roof at ground level/total lot area = lot coverage percentage).

Maximum Lot Coverage

Maximum lot coverage shall be 15% of net lot area.

A setback is the required minimum horizontal distance between the front, sides and rear of the lot to the building.

Principal Building Setbacks

• Front: 50 feet
• Rear: 25 feet
• Interior side: 15 feet
• Side street: 25 feet

Accessory Use Setbacks (Guest house, utility sheds, gazebos, etc.)

• Front: 85 feet
• Interior side: 20 feet
• Rear: 7 1/2 feet
• Side street: 30 feet
• Between buildings: 10 feet

Swimming Pool Setbacks

• Front: 85 feet
• Rear: 7 1/2 feet
• Interior side: 20 feet
• Side street: 30 feet

Swimming pools shall be constructed no closer than 5 feet to any building foundation unless the design is approved by structural review, but in no case can it be closer than 18 inches to any wall.

Screen Enclosure Setbacks

• Rear: 6 feet
• Interior side: 15 feet
• Side street: 25 feet

• Front: 28 feet
• Rear: 5 feet
• Interior side: 2 feet
• Side street: 5 feet

Maximum height permitted: 6 feet. In certain instances, the height may be limited to 2 1/2 feet for visibility at intersections and within 10 feet of either side or driveway.

The height of a fence, wall or hedge shall be the vertical distance measured from the average elevation of the finished building site to the top of said fence, wall or hedge.

A home office is permitted as an ancillary use to a residential use subject to limitations.

All structures must comply with setback requirements and sheds must meet accessory use setbacks and rear lot coverage requirements.

Boats and recreational vehicles (RVs) cannot be parked in front of your residence. However, they may be allowed to be parked on your lot provided you comply with other regulations.
