The area includes a combination of retail commercial and some residential development located at the fringes of the urbanized area. Development in this area is predominately suburban-style strip commercial. The site is currently served by a number of bus routes including the Busway Max, Dade-Monroe Express, and bus routes 35 and 70. Pedestrian facilities in the area are limited, with sidewalks provided only on portions of U.S. 1 and Palm Drive. The area along Palm Drive west of Krome Avenue and the former FEC right-of-way has sidewalks along both sides of the street. Businesses along U.S. 1 are generally automobile-oriented with large setbacks and large surface parking lots. Household densities are relatively low, with all zones less than 3.5 households per acre. Employment densities are also relatively low with all zones less than 12.5 employees per acre. There are a number of vacant properties in areas east and west of the U.S. 1 strip development. There are no visible ongoing development activities in the area adjacent to the site.
