The site is located in an area on the urban fringe that is rapidly changing from agriculture to suburban style residential and strip commercial development. The area is predominately single-family and multifamily residential with some supporting commercial development on Kendall Drive at major cross-streets. Suburban and automobile-oriented development patterns are evident with large setbacks and large surface parking facilities. The area has sidewalks in some places, whereas segments of Kendall Drive with undeveloped parcels typically do not have sidewalks. The employment densities in the area are low with just one zone in the 12.5 to 25 employees per acre, which is approaching (but less than) the threshold that typically supports transit-oriented development. Household densities for a few zones located east of 162nd Street exceed seven per acre. There are a number of parcels in the area east of 162nd Avenue and south of Kendall Drive that are currently in agricultural production that may accommodate future residential and commercial development. The area on the south side of Kendall Drive is currently in agricultural production, but is planned for a regional shopping mall, hospital, and assisted living facility to open in 2005.
