The site is located just east of the Miami International Airport in a predominately commercial/industrial area. The site is directly served by bus Routes 7, 37, 42, J, East-West Connection, Airport Owl, and Tri-Rail. When complete, the Miami Intermodal Center (MIC) will provide connections between the airport facilities and Tri-Rail, MetroRail, the planned East-West Corridor, bus routes, and rental cars. The area adjacent to the site includes development with moderate setbacks and some parking and sidewalks, but very few residences. These are generally located south of S.R. 836, where household densities exceed 7.0 households per acre. Because S.R. 836 is a controlled-access road, connections between this residential area and the MIC site are limited. The area just north of the MIC site includes a zone along the east side of Le Jeune Road (42nd Street) where employment density exceeds 25 employees per acre. There are numerous vacant parcels or potentially underutilized industrial/warehouse properties in the area. The MIC, currently under construction, could provide opportunities for joint development in the future.
