This site is located at the intersection of two major arterials, adjacent to the I-75 interchange with the Florida Turnpike. The site is on the fringes of the urbanized area and is transitioning from undeveloped and agricultural lands to residential development. The limited commercial development in the area is generally auto-oriented, with large setbacks with surface parking lots. Sidewalks are provided along the major arterials. The area is served by bus routes 91 and the Hialeah Gardens Connection. Household density is generally low, with one zone in the northeast corner in the 3.5 to 7.0 households per acre range. Employment densities are also low, with all zones less than 12.5 employees per acre. Several large undeveloped parcels are located along NW 87th Avenue just to the north of the site. A large area along the south side of Miami Gardens Drive and west of NW 87th Avenue is undeveloped agricultural land. There are no visible ongoing development activities in the area.
