This area is centered on a regional shopping mall and adjacent retail commercial development near the Homestead Extension of the Florida Turnpike interchange with US 1. The area includes strip commercial type development along US 1 and some office development along SW 211 th Street, south of the mall site. Commercial development generally includes large building setbacks and large surface parking lots, with sidewalks provided along the roadways surrounding the mall and in nearby residential areas. The area is a transfer point for bus routes 1, 35, 52, 70, Busway Local, Busway Max, and the West Dade Connection, and is served by the South Dade Busway. An extension of the busway goes from SW 112 Avenue to SW 344 Street. The construction of the extension is ongoing and is scheduled to be complete in 2006. The northern section of the extension may open in 2005. Residential development predominates in areas west of US 1 and east of the Florida Turnpike. Here, household density exceeds 14 per acre. The mall site includes employment densities in the 12.5 to 24.9 employees per acre range, which is approaching (but less than) the level typically needed to support transit oriented development. Several vacant properties are advertised for sale along the southern edge of the mall site, and a condominium complex in under construction in the area immediately to the northwest of the current busway terminus.
