This site centers on a pedestrian-oriented commercial area at the intersection of two major arterials surrounded by residential neighborhoods. The area includes a combination of retail and office development. The southwest corner of the U.S. 1 and 79th Street intersection includes a high-rise office building that houses the U.S. Immigration and Naturalization Services. The northeast corner of the intersection includes a retail strip commercial center. Sidewalks are provided throughout the area. Much of the development is located at the sidewalk edge, with the exception of a commercial center on the northeast corner that has a moderate setback and some surface parking. The site is directly served by existing bus routes 3, 16, 33, G, L, Little Haiti Connection, and Biscayne Max. The site will also be served by the planned Northeast Corridor, a high-capacity transit corridor. Household density for most of the zones in the area is in the 3.5 to 7.0 per acre range. One zone located on the west side of U.S. 1 between 78th and 83rd Streets includes more than 7.0 households per acre. Employment densities for zones located along the north side of NE 79th Street west of U.S. 1 are in the 12.5 to 25 employees per acre range. There are no vacant parcels, underutilized properties, or visible ongoing development activities in the area.
