The West Dade Transit Hub is located along S.R. 836 (Dolphin Expressway) at the 107th Street interchange. The Miami International Mall is located about one-half-mile north of the interchange. The area along NW 107th Street adjacent to the mall includes retail strip commercial development and two mid-rise office buildings located on the west side of the street near the entrance to the mall. The mall is surrounded by large surface parking lots served by a ring road. The area adjacent to the mall includes automobile-oriented retail strip commercial development with moderate to large building setbacks and surface parking. The area is currently served by bus routes 7, 71, East-West Connection, Doral Connection, and West Dade Connection, and is located along the planned East-West Corridor Metro Rail Extension. Household densities north of S.R. 836 are generally low, with most residential concentrated in the area along NW 107th Street south of S.R. 836. Here, household densities exceed 7.0 households per acre. Employment densities for the zone that includes the Miami International Mall exceed 25 employees per acre. A large vacant undeveloped parcel is located on the northwest corner of NW 107th Street and S.R. 836. One department store within the mall is vacant. The area along the south edge of the site includes some recently constructed retail commercial development. This development is also auto-oriented, with moderate setbacks and surface parking.
