This site is located near the intersection of Red Road and NW 158th Street, directly adjacent to the Miami Lakes Technical Education Center. Development in the area is characterized by large setbacks with surface parking lots. Educational facilities and business park development predominate, with some retail strip commercial development on the east side of Red Road between 159th Street and the Palmetto Expressway. The area is served by bus routes 29, 73, 75, 95, and North Dade Connection, but is not located along any of the planned rapid transit corridors. A large canal runs along the west side of Red Road, restricting pedestrian access to properties along that side of the roadway. Household density is generally very low, in the range of 3.5 to 7.0 households per acre. Employment densities are relatively higher, exceeding 25 employees per acre in the zone located at the southwestern corner of Red Road and the Palmetto Expressway. There are a few vacant parcels on the west side of Red Road just south of the Expressway, but no current development activities are visible in the area.
