Site Area Description

The site includes a mix of residential and older commercial retail development with sidewalks throughout the area. Development is predominately strip commercial with moderate setbacks and limited parking in front of many of the commercial properties. A few scattered properties along NE 163rd Street have buildings near the streetscape edge. The site is directly served by existing bus Routes 3, 83, 95, H, E, and V. A few of the commercial properties appear to have been rehabilitated. The site will also be served by the planned Northeast Corridor, a high-capacity transit corridor included in the Peoples Transportation Plan. The long-term corridor project is still in the feasibility/planning stage and not scheduled for construction until after 2028.
